Allow me to share with you a little part of my journey.
where it started
It all started with my own money on the line.
Before entering the property industry, I was running my own business and doing reasonably well. Like many people, I began thinking seriously about where to invest. Stocks were the obvious choice, but having witnessed my father lose over a million dollars in the stock market, I couldn’t bring myself to go down that path.
So I turned to something I could physically see and touch — real estate.
At the time, financing was more accessible and there were fewer restrictions. I began building my property portfolio across Singapore, investing in a mix of shophouses, offices, industrial spaces, and residential properties. Over the next decade, I became deeply immersed in property, not just as an asset, but as a wealth-building tool.
But my journey wasn’t without hard lessons.
I experienced firsthand what it felt like to be poorly advised. I overpaid for properties. I sold assets I should have held. In some cases, the difference was hundreds of thousands of dollars. Those moments shaped how I see this industry today.
Because of that, I made a decision: if I ever became an agent, I would do things differently.
After covid came and went. I started to ask myself: what’s next?
Could I be that ‘different agent’ who wouldn’t work against me?
the jump into real estate
I had the great fortune to have an amazing real estate agent as my sister, Libin. I witnessed first hand the amazing service she brought to her clients and the impact she had on the lives of what seemingly was ‘just a client’.
In between industries, I was reminded again of the question:
Could I be that ‘different agent’ who wouldn’t work against me?
That’s when I took the leap of faith and never looked back. My only regret is not doing this 20 years earlier!
When I eventually joined the real estate industry, I brought with me more than just technical knowledge, I brought real experience as an investor. I understand what it feels like to be on the other side of the table. Most of all, I understand the desire to get it right for your future and your family.
I first started off with the brand Singleand35. The idea came from a personal experience:
I am a single Singaporean who bought a resale HDB flat after I crossed 35 years old. Being single, I had to put in a little more effort in terms of financial planning. I rented out my extra bedroom immediately while staying in the same property and realised my tenants are paying for my mortgage while I get to stay rent-free.
This arrangement, to me, was such was life-changing ‘hack’ that I have spoken to dozens of people about it and have successful helped many of my single clients achieve the same result.
Eventually, as my expertise knowledge grew (as you can tell on my portfolio website today), I branched out into other types of properties and fields while still staying connected to my roots.
My motivation as a real estate agent
Just like any other job, being a property agent isn't always all sunshine and rainbows. What drives me every day is the impact I get to make in people’s lives.
It’s helping a landlord secure a reliable tenant, creating a steady, stress-free stream of income they can depend on.
It’s guiding a buyer to find more than just a place to live, but a home that also does not hold you back in the future.
It’s supporting a seller in moving on to the next stage of life with clarity and confidence, knowing they’ve made the right decision at the right time.

Today, my goal is simple — to make sure my clients never go through what I went through.
This statement shapes how I meet every client, whether you are a first-time buyer/seller or a seasoned landlord/investor.
As cliche and ‘politically correct’ as this may sound, I stand by this:
I don’t believe in pushing transactions for the sake of commission.
Instead, my job is to help you make the right move at the right time, whether that means buying, selling, restrategizing or even doing nothing for now.

Since starting on my real estate journey a few years ago, I have had the fortune of achieving some awards in the industry, but most importantly, the trust of my clients.

One of my most memorable acknowledgements was from Iris and Paul, a senior couple who were looking to sell their EA at Teban Gardens, as well as buy another house in the East. I was fresh into my property journey and this was my first ‘buy, sell, rent’ combo case where I handled all three types of services for one client.
I remember it being particularly challenging due to the flat’s location which was next to a traffic junction and factory, which led to higher noise levels. On top of that, the house was well lived in, and as you can imagine, required a little more effort to stage.
With a combination of our efforts to declutter the place and a bit of luck, we managed to secure a buyer! After which, we had to quickly lock in their next home. It was very fortunate that I had managed to secure $14k under valuation for them in a short time. I continued to assist them with renovations and furnishing to be more suitable for future renting, as I believed in the longevity of our working relationship.
Finally, after they had moved into their new home, I continued to handle, and still to this day, am their agent for two of their room rentals. As much as they are thankful to me, I am thankful to them for giving me an opportunity at the very start, not once trying to lowball or take advantage of me. I believe in returning what you receive, and hence this was truly a win-win case for both parties.
In a testimonial that Iris and Paul had very kindly shared, he said:
“I do remember that (Justin) is a very important person in my life.”
This really struck something in me, and reminded me that a property agent and homeowner need not just have a transactional relationship. Your work can truly change someone's life.
