1. The search
First, your search should start around a month before your required move in date.
In today’s market, not all listings are accurate or even legitimate. I help screen out outdated, misleading, or duplicate listings, and identify potential red flags before you commit to a viewing. This ensures that your time is spent only on genuine, suitable options.
Beyond the search, I place strong emphasis on protecting my clients’ interests. I verify the legitimacy of the property and landlord, ensuring you are not exposed to scams or fraudulent transactions, a risk that many tenants, especially those new to Singapore, may not be aware of.
2. Convenience first
I typically advise tenants to focus on convenience, staying within a reasonable commute to work (ideally within 30 minutes), while ensuring easy access to transport, food options, and daily necessities. With this in mind, I curate and shortlist suitable properties, saving you the time and hassle of filtering through hundreds of listings on your own.
I have had a client consider going for a 1.5 hour commute versus a 20 minute commute to work to save $100 a month. I urged him to consider how much time he would be saving over an entire work year, and then further negotiated with the landlord, to bring him closer to his ideal rent - a win-win for everyone.
3. Negotiation
I also negotiate on your behalf to secure the best possible terms. This includes not just rental price, but also aspects such as deposit amounts, lease flexibility, utilities, and even rent-free periods where applicable. My goal is to maximise value and minimise unnecessary costs over the course of your lease.
4. Finalising your move
Before you move in, I conduct a detailed property condition check to document any existing defects. This protects you from unfair claims or deductions when the tenancy ends. I also review the tenancy agreement thoroughly, ensuring that all clauses are fair and that your rights as a tenant are safeguarded.
While my legal obligations technically end when you get the keys, I believe in after-service and will continue to support you where needed, no extra charge.
Ultimately, my role is to make the rental process smooth, transparent, and secure, while ensuring you get the best possible home at the best possible terms.
