There may even be situations where it would be ill-advised to push through with a sale. In any case, I will sit down and have this conversation with you before moving forward.
2. From there, I carry out a physical assessment of your property.
This includes reviewing its condition, identifying areas for improvement, and advising on simple enhancements that can make a meaningful difference, whether it’s minor touch-ups, decluttering, or arranging for cleaning and preparation. The goal is to present your home in its best possible light.
3. At the same time, I build a clear and realistic plan.
I conduct a detailed pricing analysis based on bank valuations, recent transactions, and how your specific unit compares within the market. Factors like condition, facing, floor level, layout, and overall appeal all matter, and I make sure your property is positioned correctly to attract serious buyers while maximising value.
4. Where appropriate, I will thoughtfully stage your property.
How your property feels can be just as important as how it looks. While property owners can assist by decluttering and cleaning, I can enhance your home through thoughtful staging, introducing simple elements like plants, soft furnishings, artwork, and styling touches that make the space feel warm, inviting, and lived-in.
When buyers walk in, they shouldn’t just see a space, rather, they should be able to imagine themselves living in it. This subtle shift can significantly improve how your property is perceived, and ultimately, how it is valued.
5. Once your property is ready, I handle the full marketing process.
I visit with my team to take photos (and virtual tours if helpful). Your listing is then professionally presented and marketed across major platforms, as well as shared within my network of agents and ready buyers. This ensures your property gets maximum exposure to the right audience.
6. When it comes to negotiations, I represent your interests firmly.
My role is to secure the best possible price for you. I highlight the unique strengths of your property, whether it’s rarity, layout, view, or location, and position it strategically so buyers recognise its value.
Additionally, I appeal to the trust and emotions of the potential buyer by being well-versed in all things about your property, so everyone is comfortable and happy to proceed further after a viewing.
7. Throughout the process, I manage every detail, from the big things to the things you forget about.
From coordinating viewings and handling enquiries, hosting inspections by HDB, MCST, or bank valuers, to working with lawyers, banks, and other relevant parties to ensure a smooth transaction through to completion.
Everything is taken care of so you don’t have to worry about the logistics. If your property is tenanted, I’ll also assist in managing a smooth transition for your tenants.
8. Even after the sale is completed, my support doesn’t stop there.
I continue to assist with any loose ends, ensuring the entire process is properly wrapped up, so you can move forward with peace of mind.
